Building Envelope Technologist

The Building Science Technologist does long term financial forecasting, based on the expected life cycle of building components, and prepares maintenance and renewals plans for a variety of building types. The majority of clients are strata corporations (condominiums), and most of the work is associated with preparing Depreciation Reports. We encourage applicants to research Depreciation Reports in BC, prior to applying for this position.

The technologist will work with a multi-disciplinary team to compile data and summarize findings and recommendations for the long term financial plans for existing buildings. This includes visiting buildings to collect information about the building enclosure, electrical system, mechanical system, fire safety system, interior finishes and site data; reviewing architectural, structural and mechanical drawings; reviewing meeting minutes, engineering reports and other documents; reviewing financial statements; entering and editing data within a custom database; working with clients to create a defensible short term capital plan; preparing reports; and presenting the report and proposed plan to clients.


Diploma in Architectural Technology, Engineering Technology, Construction Engineering Technology;
Degree in Architecture or Architectural Technology;
Certified reserve fund planner curriculum from the Real Estate Institute of Canada, UBC, or equivalent; or
A combination of education and training equivalent to the education described above.


None required but any industry experience will help your on-boarding and familiarity of the work to be done.


Conducting visual review of building exterior and interior components, to

Identify building components,
Evaluate the condition of the components, and
Identify deficiencies.
The review is typically conducted from the ground, roofs and ladders, and requires accessing residential suites.

Liaising and coordinating with sub-consultants.
Liaising and coordinating with owners’ representatives, including arrangements to access the common areas and suites, retrieve documents and interview knowledgeable personnel.
Reviewing drawings, such as architectural, structural, and mechanical in order to identify original construction assemblies and details.
Collecting, summarizing, and analyzing questionnaires completed by building tenants/owners.
Reviewing financial statements, operational data and costs provided by the client.
Entering and editing data from multiple sources into custom database software.
Developing maintenance and renewals plans.
Developing depreciation reports, based on asset service lives and replacement costs.
Performing quantity take-offs.
Presenting and summarizing reports to clients.

Excellent written and spoken English
Strong time management skills with a good ability to anticipate needs and manage priorities
Basic ability to identify and recognize assets in all building systems, in particular the building enclosure system. (Assessments and reports encompass the building enclosure, electrical, mechanical, structural, fire safety, interior finish, and site infrastructure systems).
Basic ability to read and interpret various types of technical drawings (e.g. architectural, structural, mechanical, structural) for typical residential and commercial building types.
Basic skills with various software applications (e.g. PowerPoint, Word, Excel).
Basic public speaking and presentation skills.
Basic financial literacy, including the ability to read and interpret basic financial documents such as operating budgets and balance sheets is preferred.


Demonstrated attention to detail, including observing, recording, evaluating, and keeping track of details over a long period of time.
Ability to organize and integrate information and data from diverse sources and summarize that information in an understandable manner to others.
Familiarity and understanding of construction project planning considerations.
Effective interpersonal communication skills, with a demonstrated ability to manage client expectations.
